Part 7 — The Roof Plan | Sheet by Sheet

  The roof plan is the most underestimated sheet in any residential set. It looks simple from above — just a bunch of lines and arrows.  But those lines represent ridges, valleys, hips, and overhangs that the framing crew has to translate into three dimensions. Get the roof plan wrong and the framing crew gets it wrong with you. What it shows: Ridge lines, hip lines, and valley lines Roof slopes and pitch callouts Overhangs and eave dimensions Crickets and saddles at chimneys and vertical walls Roofing material and underlayment notes Skylight and roof penetration locations Downspout and gutter locations Key terms builders need to know: Ridge — the highest horizontal line where two roof slopes meet at the top.   Every builder has a story about a detail nobody read until it was too late. Wall sections and details are the most technical sheets in any residential set. They're also the ones contractors reach for most on site — when something doesn't fit, when a material transition isn't clear, when a connection needs verification. What it shows: Full wall assembly from foundation to roof Exterior cladding, sheathing, framing, insulation, interior finish Waterproofing and moisture barrier locations Window and door head, sill, and jamb conditions Floor to wall connections Roof to wall connections and eave details Flashing locations and types Why details matter: A wall section tells the contractor how the wall is built. A window jamb detail tells them exactly how the window sits in the opening — setback, flashing, sill slope, interior trim clearance. Without the detail, the contractor makes a judgment call.   Plans show you the layout. Elevations show you the faces. But neither tells you what's happening inside the walls. That's what sections are for. A building section cuts straight through the house — vertically — and exposes everything plans and elevations leave hidden. It's the sheet that answers the questions contractors ask most: how high is that ceiling? Where does the stair land? What's the structural depth at that beam?   Four sides. One house. And every single one needs to be documented. Most permit reviewers look at elevations before they look at plans. Contractors use them to frame openings, apply cladding, and set window heights. HOA reviewers use them to check design compliance. For a builder, it's a coordination document — dimensions, structure, openings, and clearances all on one sheet. Miss what it's actually telling you and problems show up in framing. What it shows: Room dimensions and overall building dimensions Wall locations — exterior, interior, and load-bearing Door locations, sizes, and swing directions Window locations and sizes Stair layout and direction Bathroom fixture locations Structural columns and beams Notes referencing sections and details What builders actually read: Dimensions first.
